New-build homes & life by the sea on Grand Bahama.

Beachfront, canalfront or a home in Bahamia?

“Waterfront” covers very different homes. A property directly on a beach, a canalfront residence and a house with sea views are not interchangeable. Compare the actual plot, access to the water and the surroundings before choosing by the photographs alone.

New construction, off-plan or ready to move in?

Purchase routeWhat to compare
Completed homesInspect the actual home, its condition and the agreed inclusions. Confirm availability and the handover process.
Off-plan homesReview plans, specification, construction status, payment milestones and the delivery provisions of the individual agreement.
Purchase on completionA home may still be under construction. Ask what must be completed before purchase and how reservation, payment and handover are agreed.

Each listing shows its own current recorded status. Renderings introduce the architecture; project photographs are shown separately. Neither a rendering nor an old construction photograph proves that a home is ready today.

Where does the current collection start?

These listings are currently advertised below US$1 million. Prices are in US dollars, not Canadian dollars, pounds or euros. They are asking prices; availability, inclusions and closing costs need individual confirmation.

Start from abroad, with a useful first conversation.

Whether you are based in the United States, Canada, the United Kingdom, Dubai, Malta, Mallorca or mainland Spain, the first step can be a personal Zoom conversation. We discuss your preferred setting, budget, timeframe and how you plan to use the home before identifying relevant Grand Bahama properties.

Bring your target budget in USD, your planned visiting dates and whether you are looking for a vacation home, a second home for longer stays or a property to discuss as an investment. Rental use, running costs, financing and residency should be assessed for your chosen property and personal circumstances; no return or eligibility is assumed.

Five questions to ask before choosing a home.

  1. What is included in the quoted price, and which costs are additional?
  2. Which drawings and specifications will form part of the agreement?
  3. What is the current construction status, and what recent photographs or site visits can confirm it?
  4. What are the payment milestones and conditions for handover?
  5. What should independent local advisers check about the property and your intended use?
